Situated 1 minute from the lively Green at the centre of Burnham Market Shingle Cottage provides a cosy retreat. It is on a quiet lane with easy parking on the road. To the right and across the road is a right of way through EMMA’s YARD bringing you onto The Green beside Grooms baker’s shop. This easy access to the village centre, with it’s pubs, restaurants and wonderful shopping is so handy for just popping out. For food lovers there is all you could possibly require from a fishmonger, baker, butchers and delicatessen and the best wine merchant for miles. There’s a pharmacy with original shop fittings, hat shop, plenty of clothes boutiques florist, post office and galleries.
The playing field is 200 yards from the front door and boasts 2 bookable tennis courts and an attractive children's play area. The playing field is a perfect location for a game of friends or family cricket or football!

The ground floor - Living room / diner
Through a half glazed front door enter the light airy living room / diner decorated in nautical colours. There are two blue velvet sofas and a large coffee table on an original pammented floor covered with large traditional rugs.
There is a flat screen Freeview 32" television with integral dvd (this means only one remote which is less confusing for our guests). There's a selection of dvd's for all ages and more can be rented from the local garage. The TV stands on a storage table and in the wicker baskets are maps (to borrow) and walking guide local information and cottage appliance info .
The heating in this room and the rest of the cottage is the very latest thermostatically controlled electric radiator central heating, NOT NIGHT STORAGE HEATERS! There is an electric wood burning effect stove in the fireplace for a cosy effect or for extra heat on cool nights.
There is a selection of books, and board games. Also on the shelves is a radio /CD player.

The dining area has a circular table which extends to a generous 6 seater. A high chair is available on request. There is a utility cupboard with ironing board , iron, vacuum cleaner etc. Also an insulated picnic napsack with picnic crockery, Thermos& picnic blanket . In the compact freezer in this cupboard there are cooler blocks and a wine jacket. Through to the small kitchen.

The kitchen- is well stocked with crockery and cookery equipment.

Bathroom /utility
Two steps from the kitchen door with canopy above is a new bathroom/ utility in the old flint built outside storeroom. This is insulated and heated to 2010 standards and comprises a wc, wash basin with mixer taps, with compact bath, glass shower screen and over bath thermostactic shower. Magnifying mirror, shaver point and light. There is a washer dryer in the cupboard.

1st Floor
From the dining area the staircase is enclosed with a Norfolk door at the bottom of it and rises to a small landing . Main bedroom - has double bed, bedside cabinets, bedside lamps, and double glazing. Built-in wardrobe with chest of drawers. Corner dressing table. Hair dryer. Victorian fireplace. Radiator

Shower bathroom - has glass shower enclosure with good electric shower. Wash basin with mixer taps, wc and heated towel rail. Shaver point light and magnyifing mirror.

Small bedroom - Full size bunk beds, built-in wardrobe. Black-out blind (some light will enter at the sides.)
There is a travel cot with comfy mattress on request.
Also a wooden stair gate at the top of the stairs.

2nd Floor
Norfolk door at the bottom of short but steep enclosed staircase. Leads to an attractive 'Beach Hut' style bedroom with two full sized single beds. Two bedside table storage drawers with bedside lamps. Clothes hanging pegs with clothes hangers and a magnifying mirror. Velux double glazed window with total black-out blind. This has a nice view over countryside. This bedroom is suitable for older children and fit adults.
